Avoid These Six Mistakes First-Time Sellers Often Make

Selling a condo for the first time can seem overwhelming at first. There are so many things to do and so much information and paperwork involved. Well, I'm here to help make it easier. By listing the most common mistakes sellers make, you can avoid them thereby making your condo selling experience a positive one.

The most common mistakes include:

  1. not marketing your condo effectively
  2. not fully disclosing any defects
  3. not correctly pricing your condo
  4. not listing your condo in time
  5. not staging your condo
  6. not asking for, or acting on, objective feedback

The price is right
Believe it or not, pricing your condo correctly, the first time is a big problem for many sellers. They figure they’ll price it over its fair market value, just in case, and then lower it if there are no takers. This is a BIG mistake. Pricing it at its fair market value will not only get it sold faster, you’re likely to get more money than you would if it languished on the market too long.

Together with a brief visit to your condo to note any improvements you’ve made, we can come up with the best price for your condo.

Time is money
In a buyers market, it is essential to put your condo on the market as soon as possible to be sure it gets sold in time. If it’s necessary, we can add contingencies to the contract so you have time to find another condo.

Staging your condo for success
Staging your condo means you add to, or subtract from, your condo’s décor to make it most appealing to potential buyers. By moving your furniture around, you can create a focal point. You can open up space by removing excess furnishings and personal items. Doing both will optimize your condo’s attractiveness thus making it more appealing. Additionally, by removing personal items to help the buyer imagine their belongings fitting in the condo, you increase your chances of selling it.

Last piece of advice
I recommend that you have my stager, and myself go through your condo with an objective eye to notice things that need to be repaired, replaced, cleaned and cleared. Then it’s up to you to act on those observations. By following our advice, you should be able to quickly and easily sell your condo.
